Why We Narrowed the Work
Two rooms carry almost all of the plumbing, waterproofing, and inspection risk in a house. Doing only those two is what lets us know them properly.
A bathroom and a kitchen are where a house hides its worst surprises. Both sit on supply and waste lines that predate anyone living there. Both get inspected in stages rather than signed off at the end. Both fail slowly and expensively when the waterproofing is wrong. A contractor rotating through decks, roofs, and additions cannot hold the detail on all of it. We narrowed to these two rooms so the tile assembly, the vent routing, the rough plumbing inspection sequence, and the permit desk are all familiar ground rather than something to look up between jobs.

Five communities outside Eureka make up most of our work, and none of them permits the same way. Two sit inside their own city halls, three are unincorporated and route through the county, and the water connection changes at nearly every boundary. We plan around that before demo rather than after.
